VACATION RENTAL PROPERTIES ARE SELF CHECK IN. Check in information will be provided by email 48 hours prior to arrival. The remaining reservation balance is charged on the day of arrival.
Cancelation for Property Rentals - We happily guarantee your reservations and only expect you to guarantee your arrival. If you must cancel for any reason (including weather, family emergencies or for the health and safety of your family from COVID-19), your deposit will be refunded if you cancel at least 30 days prior to your intended arrival date. If you cancel, reschedule or switch properties with less than the required notice, your deposit will be refunded or applied to a future date ONLY IF we are able to re-rent all of your reserved days. Otherwise, your deposit will be applied to any unrented days, with the remainder refunded to you. If you cancel less than 72 hours prior to arrival, you will be charged for the entire stay unless we are able to re-rent the property. NO REFUNDS FOR EARLY DEPARTURES. No shows will be CHARGED THE FULL AMOUNT! Please note that third party bookings, VRBO or Airbnb, may have different cancelation policies.
All rental properties have fully equipped kitchens with dishes, pots, pans, etc. Each property is provided with blankets, linens, towels, coffee filters, first morning coffee, paper towels, tissues, dish soap, dishwasher detergent, laundry detergent, and bath soap. Some items you will need to provide: shampoo, all food and beverages. During the fall and winter (Oct 1st-March 31st), properties with fireplaces may burn fire logs. No wood is allowed to be used in the fireplaces. Guests must provide their own fire logs.
PETS or UNREGISTERED GUESTS:
VACATION RENTAL PROPERTIES: Pets are allowed in some of the rental properties with approval prior to arrival. A $25 pet cleaning fee will be applied for the entire stay. Approved pets (pet policy does apply) must be registered on the reservation and a $200 pet damage deposit will be authorized on the day of arrival. This is a pre-authorization hold that will automatically release after a few days. If it is apparent that you have an unregistered pet or unregistered guest staying in the rental property, you will be charged $250.00 additional and/or asked to leave with no refunds. Your occupying the rental property acknowledges that you agree to pay these additional charges, all charges of collecting these charges, and damages beyond normal wear and tear including candle wax and/or drinks spilled on bedspreads, furniture, or carpets, etc.
PARKING: All of the rental properties have a minimum of two parking spaces. Some of the larger homes offer more spaces.
SMOKING: All of the rental properties and motel rooms are non-smoking including vape pens, e-cigarettes and marijuana. Smoking is allowed outside only. If evidence is found during your stay or after your departure that someone from your party was smoking inside the property, your credit card will be charged an additional $250.00 for professional carpet, upholstery, and drapery cleaning. When smoking outside, do not throw your cigarette butts on the ground. You will be charged an additional $50 if we have to clean your cigarette butts from the ground.
OUTSIDE FIRES: Outside fire are not allowed for any reason with the exception of the properties with outside fire pits. If evidence is found during your stay or after your departure that someone from your party had an outside fire, your credit card will be charged an additional $250 for clean up and fines levied by the Fire Department.
PEST CONTROL: A pest control technician arrives the second Thursday of every month to perform pest control services.
Your occupying the rental property or room acknowledges that you agree to pay these additional charges.
DIRECTIONS TO HOLIDAY ISLAND MAIN ENTRANCE
From the East and the South (Eureka Springs): Take Hwy 23 North off of Hwy 62. The old train station is the last thing in town. When you pass it you are in the country. The Holiday Island Main entrance (Holiday Island Drive) will be 4.5 miles north of the train station on the left.
From the North: Head towards Eureka Springs. When you cross the MO/AR state line you should be on Hwy P in Missouri and Hwy 23 in Arkansas. Go approximately 5 miles south of the AR/MO border on Hwy 23 until you come to the Holiday Island Shopping Center. The Holiday Island Main entrance (Holiday Island Drive) will be on the right.
From the West: Follow Hwy 62 East towards Eureka Springs. Turn LEFT onto Hwy 23 North. The old train station is the last thing in town. When you pass it you are in the country. The Holiday Island Main entrance (Holiday Island Drive) will be 4.5 miles north of the train station on the left.

Vacation Rental Property reservations: A 50% of the reservation is due at the time the reservation is made and is refundable only in accordance with the cancellation policy. There is an additional charge of $10.00 per night over holiday periods and special events. A two night minimum stay is required on all rentals and a three night minimum on holidays and special events. Balance will be charged on the day of arrival.

Loved the location! Spent lots of time on the back deck enjoying the beautiful wooded view and listening to the creek bed. Our kids loved the hot tub and fire pit! Beds were quite comfy. Kitchen was well stocked, but could use new pans, silverware, dishes and glasses. Overall, good value!
The property allows for pets, I would not recommend booking if you have allergies. As there was pet hair on the sofa and rug in the living room. Management did offer to come back and clean again, but that would have interrupted our plans waiting for them to show up and clean what should have been done before we arrived. If you plan to cook at the property I recommend that you bring some cookware, as what is provided is peeling non-stick pots and pans. Check-in/check-out was easy and we typically received a response when we contacted the property within an hour. There is (as others have stated) a very creepy house right next door, which the windows from that house look right out to the patio where the hot tub is at. Two of the three beds were very comfortable; one of the beds was lumpy and very uncomfortable. The trip itself to the area was fun; spending time with my daughters made up for the disappointments in the house and the people in the community were very friendly.
Great location for a little privacy while being only 15 minutes from downtown.
If you’re looking for a quiet and cozy get away right outside Euerka Springs, this is the place for you. Plenty of room with a hot tube as an extra bonus.
it was beautiful not to far from downtown! House was kept together real nice. the house next to it seamed a bit scary but otherwise beautiful!
Amazing place to stay that is an incredible value! From the open kitchen to the large deck, the fire pit outside and the spacious house, it’s an amazing value! The kitchen had everything we needed and the living room was very cozy. There is another home right next to this place but they weren’t around much so it wasn’t a problem. Great place to check out and restaurants/things to do are a short 10-15min drive away in eureka springs!
the place is beautiful and it is exactly as advertised. Close to Eureka Springs, but far enough away to just relax and be out on your own. Perfect for our family of 4 and our little dog. We had one of our best thanksgivings ever.

Great, relaxing stay away from civilization but still close enough to have access to town. Enjoyed spending quiet time sitting on the porches and in the hot tub.
Had a great time getting away here with the family! Surrounded by some steep roads, so make sure your tires, transmission, and brakes are in good order before the drive. Comfortable furnishings inside and large elevated back deck with lots of seating.
Fabulous house, kitchen was great! We cooked every meal there for our family the four nights we stayed. Loved the house being on a big lot without close neighbors. The bedrooms were huge and beds were all comfy. I just wished there was 1 king, all were queen. The kitchen and bathroom had been recently updated very nicely. Wished the shower head was a foot higher and had more water pressure. Overall awesome house for our family to enjoy. Plan to stay here again. Enjoyed the games, played dominoes every night!
Absolutely loved our stay! The location was perfect, secluded but not too far from a store either. Morning coffee on the balcony was so peaceful and the kitchen was perfect for our group meals. Great place for a girls trip!!
Excellent visit!! Lovely space, super comfy with amazing amenities, beautiful porch and outdoor space. Bedrooms were very comfy with nice, thoughtful touches. All lights and electric worked great. Quiet restful retreat with the hot tub. Very thoughtful leaving guides for area attractions and dining. Will definitely stay again if we come through the area again! Thank you so much for a terrific visit.
